New Construction Developments Popping Up in Coastal Delaware

Coastal Delaware continues to grow, with new communities taking shape across Sussex County.

These projects, which range from large master-planned neighborhoods with resort-style amenities to smaller residential developments in growing towns, are increasing housing options in some of the area's most desirable locations.

Here's a look at several new developments currently under construction and what future homeowners can expect:

Sundance Club

Designed exclusively for active adults aged 55 and older, Sundance Club in Ocean View is centered around an easygoing lifestyle with plenty of opportunities to stay active and meet neighbors.

Its location places residents just minutes from Delaware beaches, local restaurants, shopping, and everyday essentials while still offering a peaceful residential setting.

The community features a clubhouse, swimming pool, pickleball courts, a community garden, and a dog park, creating spaces for recreation, social gatherings, and outdoor living.

HOA services also help simplify day-to-day life by covering lawn mowing, irrigation, trash and recycling, common area maintenance, road and sidewalk maintenance, streetlights, ponds with fountains, snow removal on main roads, and upkeep of all shared amenities.

Once complete, Sundance Club will include 180 homes within the development.

Buyers can choose from several floorplans including the Camden, Orchid, Montauk, Monterey, Saybrook, Stonefield, Lilac, Southport, and Coronado models. Their design center has a plethora of options to choose from regarding your final design selections as well.

Black Oak offers a rare opportunity to live east of Route 1 in Lewes, placing residents within biking distance of downtown Lewes, Lewes Beach, Cape Henlopen State Park, the Cape May-Lewes Ferry, restaurants, shopping, and the Junction & Breakwater Trail.

Surrounded by preserved wetlands and forests, the community combines convenient access to local attractions with a quieter natural setting.

Its location also provides easy access to Beebe Healthcare and local schools, making it a great option for both year-round residents and those looking for a coastal retreat.

The community will feature 127 homesites, many large enough to accommodate basements and side-load garages.

Homes will offer flexible floor plans ranging from three to six bedrooms and two to six bathrooms, with options for single-story and two-story layouts.

Whether you're looking for a comfortable primary residence, a vacation home, or extra space to welcome family and friends, there are several designs to choose from.

Residents will have access to a clubhouse, outdoor swimming pool, pickleball courts, fitness center, and tot lot, providing plenty of opportunities to relax, stay active, and spend time with neighbors.

The Granary at Draper Farms

The Granary is one of the largest residential developments currently under construction in Coastal Delaware.

Located about one mile from downtown Milton, the 450-acre master-planned community is expected to include approximately 1,350 homes, 60,000 square feet of commercial space, and more than 110 acres of preserved open space when fully completed & built out.

Rather than following a traditional subdivision layout, The Granary was designed around a walkable five-minute neighborhood concept where parks, gathering spaces, trails, a community garden, and daily conveniences are all within a short walk and truly bring this entire neighborhood community together.

Planned amenities include multiple community pools, a clubhouse, fitness center, pickleball courts, playgrounds, community garden, yoga and meditation spaces, an amphitheater, a farmers’ market pavilion, food truck park, waterfront access, and an extensive trail network connecting residents to Milton and the Broadkill River.

Future commercial plans also include restaurants, coffee shops, wellness businesses, specialty retail, and a brewery incubator with a shared taproom.

Construction is already underway, with homes from D.R. Horton and DRB Homes offering townhomes, single-story homes, and two-story floor plans ranging from approximately 1,400 to 3,700 square feet.

The project will be built in 10 phases over approximately 15 years, gradually expanding into a fully connected mixed-use community.

One of its standout features is the community pier and kayak launch on Hopkins Prong, providing access to Herring Creek and Rehoboth Bay.

Residents also live directly across from Baywood Greens Golf Course, adding another recreational option close to home.

Home designs range from approximately 1,360 to 2,608 square feet with three to four bedrooms.

Most homesites also offer the opportunity to include a basement.

Available floor plans include The Jackson, The Marina, The Driftwood, The Admiral, and The Seabreeze, giving buyers a variety of layouts designed for comfortable coastal living.

Suncrest by Foxlane Homes

Suncrest is a new luxury home community in Lewes offering a more private residential setting while keeping residents just minutes from Lewes Beach, Rehoboth Beach, shopping, dining, and outdoor recreation.

Developed by Foxlane Homes, the community will feature just 36 spacious homesites, making it one of the smaller new construction neighborhoods in the area.

One of Suncrest's standout features is its focus on customization, giving buyers the opportunity to create a home that fits their needs and preferences rather than choosing from a limited selection of standard finishes.

Homes feature open-concept floor plans, spacious kitchens with oversized islands, first-floor primary suites, and flexible living areas.

Buyers can also explore options for finished basements, three-car garages, covered porches, and additional outdoor living spaces.

The larger homesites provide extra room for these features while maintaining the peaceful neighborhood atmosphere.

Residents will also have access to private community amenities, including pickleball courts, bocce, and a courtyard with a fire pit, creating opportunities to spend time outdoors and connect with neighbors.

Located within the Cape Henlopen School District, Suncrest also offers convenient access to Route 1, the Junction & Breakwater Trail, Cape Henlopen State Park, and the shops and restaurants of historic Lewes.

With only 36 homesites and a personalized approach to homebuilding, Suncrest offers buyers an opportunity to create a custom coastal home in a smaller community that's still close to everything Lewes and the surrounding beach towns have to offer.
