The Sussex County Planning & Zoning Commission has given the green light to Creekside, a new residential community along Banks Road in Long Neck.
This 31-acre development, led by Rudder Road LLC, will bring 116 mixed residential units, including 41 single-family condominiums and 75 multifamily units.
A Well-Planned Community with Desirable Amenities
Creekside is designed to blend modern living with natural beauty. Residents will enjoy access to Guinea Creek through a community dock featuring 25 boat slips and a kayak launch, creating a perfect setting for outdoor and water enthusiasts.
Additional planned amenities include:
- A clubhouse and swimming pool
- A walking path and sidewalks on both sides of all streets
- A 30-foot vegetated perimeter buffer
- A 100-foot buffer of preserved forest along the adjacent tidal wetlands
- 12 acres of open space
With its strategic location near a major collector road, Creekside will have access to central water and sewer services, provided by Tidewater Utilities and Sussex County.
Commitment to the Community
In support of affordable housing, the developer has pledged $3,500 per building permit, totaling $406,000 at project completion. These funds will go toward initiatives like the Sussex County Housing Trust Fund.
Additionally, each homeowner will contribute $10 per month to support the Indian River Volunteer Fire Company, and the developers will be supplementing a one-time donation to the fire company of $500 per permit, amounting to $58,000.
Infrastructure and Traffic Considerations
Improvements along Banks Road are planned to ensure smooth traffic flow. The roadway will feature expanded 11-foot travel lanes and 5-foot shoulders.
Despite some concerns from residents, the Delaware Department of Transportation (DelDOT) has classified the traffic impact as minor.
Preserving Local History
The site is home to the former DuPont Friendship School, which served African American students from 1922 through the 1950s. Although no one has come forward to preserve the building, the developer will honor its history with a commemorative sign.
